Buying 'off-plan'...

Off-plan property purchase is becoming more and more popular as people seek to maximise their returns. You reserve a property on a new development before the construction is completed, often before it's even started. Because you are buying from a drawing, the prices reflect this. Also, you normally pay about 30% of the purchase price as a deposit, ans then no more until completion, which can be financed by a 70% mortgage.

Investment Opportunities...

Amongst a range of very desirable properties, we currently have some prime investment opportunities to buy off-plan, with with excellent stage-payment structures for both residents and non-residents.

Property

Purchase in Fuerteventura...

Once you have found the right property to suit you, you will need to pay a holding deposit.

The Deposit

This will reserve your property for you, and depending upon the purchase price, will be between €3,000 and €6,000. This will ensure your property is taken off the market and contracts can be drawn up. This normally forms part of the 30% deposit you will generally need to make.

The Lawyer

We can provide you with the names of good, English-speaking Lawyers. They can assist with legal advice and will be responsible for producing and checking all the appropriate paperwork.

The Notary

Property purchase and sales need to be registered in a local Deed Registry. The vendor and purchaser will sign the Title Deed in the presence of a Notary, who will then collect the fees and taxes. The Deed then gets sent to the Land Registry Office for registration. If you do not have time to re-visit to sign the Title Deed, you can grant a Power of Attorney, usually your Lawyer.
